Welcome Home Fund: A Stronger Start for Manufactured Home Buyers

Chattel loans are how most manufactured homes get financed, and they come with shorter terms, higher rates, and far fewer support programs than a traditional mortgage. The Welcome Home Fund gives buyers homebuyer education, financial mentorship, and earned income they can use to rebuild their savings after closing, so they can begin homeownership with less financial stress and more cash in their pocket.

A Research-Backed Path to Homeownership

The Welcome Home Fund is made available through the Hope for Homeownership Research Program (H4H), which studies how pre-closing homebuyer education, post-closing financial mentorship, and stronger savings on hand affect the long-term life and loan performance of buyers. As a research participant, each homebuyer helps build the data that shapes the next generation of homeownership support, and earns real financial benefit for doing so.

What You Can Earn

Like other research participants, you're compensated for taking part in the program. Your compensation equals 5% of your home's sales price, and it's taxable income.

How the Funds Can Be Used

The Welcome Home Fund gives you access to your earnings once your home is delivered and ready to occupy. That money can go straight toward replenishing savings and starting homeownership with less stress and more cash on hand. You select the lender of your choice, and some lenders may allow funds to be applied toward closing costs.

Steps to Join the Program

To join the program, you'll need to:

  • Complete a pre-closing homeownership education course (a $149 course fee, paid by the participant)
  • Sign up for an 8-hour post-closing financial mentorship course (a $99 fee paid by the participant)
  • Participate in periodic surveys and soft credit monitoring for research data collection

How the Program Is Funded

Home sellers participate in the H4H research program as well, contributing 6% of the contract price plus $500 on each transaction. That contribution makes the buyer's earned compensation and support possible.

Why Chattel Buyers Get Less Support

A chattel loan finances the home itself, not the land underneath it. That makes it personal property rather than real estate, which is why chattel buyers typically see shorter terms, higher rates, and almost none of the down payment assistance and counseling programs built around traditional mortgages. The Welcome Home Fund exists to close part of that gap.
